Terms and Conditions

By paying the booking deposit and/or the full amount, you agree to the Booking Contract and the Terms and Conditions below. The ‘Person in charge of booking’ is responsible for informing all Guests about the Terms and Conditions.

Cancellation terms:

  • The booking deposit is non-refundable. The balance is non-refundable if cancellation is less than 8 weeks before the first day of your stay.
  • If the balance is not paid by/on the due date, the Owners reserve the right to cancel your booking. Your booking deposit will not be refunded.
  • Cancellation must be notified in writing via email, by the ‘Person in charge of booking’. Any notification is only deemed to have been received by the Owners when they confirm that they have received it.

Your stay at the property:

  • You understand that the property is booked on a self-catering basis; the Owners do not provide services – for example, additional cleaning, catering, booking restaurants/taxis etc
  • You understand that the Owners live in a separate, neighbouring property with its own private entrance, driveway and grounds.

Guest details and use of property:

  • Names of all Guests and ages of any children and/or infants to be provided before arrival. ‘Person in charge of booking’ must provide: name, contact email, telephone number and home address. Privacy Statement: com/privacy_statement
  • Guests staying at the property must not differ from those named prior to arrival.
  • The house, grounds and facilities are only for the use of those named prior to arrival. This limits the use of facilities, is for safety and insurance reasons, reflects the limits of our Licence – and reflects the price paid in relation to Guest numbers.
  • Visitors are not allowed at the property – this includes friends or family who live nearby, or are renting a property in the area.
  • The Owners have the right to access the property and gardens if they believe the property is over-occupied.
  • The ‘Person in charge of booking’ and other Guests must not sublet the property or any part of it during their stay nor use it as a venue to host parties, gatherings or other events.

Changes to guest numbers:

  • If the number of guests increases after the initial booking contract has been issued, an updated contract will be issued to reflect the increased cost of the stay. (Note: maximum guest numbers apply.)
  • If the number of guests decreases after the initial booking contract has been issued – and we are informed before the balance is paid – an updated contract will be issued to reflect the decrease in cost of the stay (Note: minimum 6 person cost: com/book).
  • If the number of guests decreases (for any reason) after the balance has been paid, there will be no reduction in the cost of the stay.
  • If the number of guests varies during the stay – for example, some guests arrive and leave on different dates during the booked period – there is no reduction in the overall cost of the stay.
  • If the Owners have to prepare a previously-occupied bedroom(s) for agreed new arrivals during the booked period, there is a charge of £35/40€ per bedroom.

Reduction in number of nights booked:

  • If the number of nights decreases after the initial booking contract has been issued, there will be no reduction in the cost of the stay.

Accessibility:

  • Any accessibility or access requirements should be discussed with the Owners prior to booking to ensure the property is suitable for all Guests.

Bedrooms:

  • You understand that Olive and Wisteria bedrooms are accessed from the exterior.
  • At least one adult (age 21+) must occupy an interior bedroom (Orange/Lemon, Almond/Fig).

Swimming pool:

  • Weather permitting, the pool is open late-April to mid-October. There is a thermal cover (April, May and October). It relies on sunshine so the temperature of the water cannot be guaranteed.
  • Please shower off any sun protection before entering the pool to avoid staining the pool tiles.

Garden:

  • Tents, paddling pools etc that could damage the grass must not be used on the lawn.
  • Candles and night-lights must not be used in the garden or terrace as they are a fire risk.

Supervision of children:

  • Parents and guardians must ensure that children aged 12 or under are supervised, especially around the swimming pool terrace, The Studio and grounds.

Property maintenance and services:

  • The Owners have the right to access the property and gardens for pool maintenance, repairs and watering, and for any other reason they deem necessary.
  • Guests must report any failure in equipment immediately – repair/replacement by the Owners will take place as soon as is reasonably possible.
  • Third-party services to the property (for example, water and electricity) are reliable, however compensation cannot be offered for any temporary absence of these services.

Internet:

  • The property has radio fiber wifi of up to 40 Mbps download and 4 Mbps upload speeds. Internet speeds may vary. Guests must determine if this is sufficient for their use, based on the number of devices and type of use.
  • Larger groups may experience slower speeds if multiple devices are connected simultaneously.
  • The wifi is generally reliable, however compensation cannot be offered for any temporary absence or failure by the internet provider.
  • Guests must not view or download illegal content.
  • Guests must not connect external devices to the Smart TV – for example, gaming systems.

Electric cars / charging:

  • Guests must charge any electric cars at designated charging points at supermarkets and petrol stations (eg CEPSA) and not at the property.

Rubbish and recycling:

  • Guests are responsible for all removal of rubbish from the property (including recycling) during, and at the end of their stay.
  • Guests must not allow an accumulation of rubbish and waste at the property during their stay.

Property security:

  • Guests are responsible for ensuring that the property is locked and secure when unoccupied.

Smoking:

  • Smoking is not allowed in the house or interior patio. Ashtrays must be used if smoking outside.

Pets:

  • Pets are not allowed (except guide dogs). Note: the Owners’ black cat with blue collar called Pooch roams the grounds freely.

Noise:

  • Guests must not make excessively loud noise that would disturb or inconvenience neighbours. It is a peaceful and rural atmosphere and any noise travels through the valley.
  • Owners are not responsible for events (for example noise from a local fiesta or agricultural equipment) that are outside their control.

Damage deposit and damage to the property:

  • Guests must take care of the property. The damage deposit will be refunded within 5 working days of departure, minus any deductions for breakages, damage, loss, misuse of air-conditioning units, or failure to leave the property in a clean and tidy state on departure.
  • All-day sunscreens are not allowed (eg. Riemann P20, Soltan ‘Once’) – the active ingredient indelibly stains linen and towels.

Air-conditioning:

  • Air-conditioning is included in the cost of renting the property, however, usage is not unlimited and it can be monitored using our Supplier’s online app. Guests must use air-conditioning units responsibly, for example, only when a bedroom is occupied.

Heating:

  • Autumn / Spring (Late-October, November, March, April): If needed, air-conditioning heating units in bedrooms can be used – and a wood-burning stove in the living area. Starter pack of firewood included – with more available to purchase.
  • Winter (December to February): Central heating – timed to come on in the mornings. Air-conditioning heating units in bedrooms and wood-burning stove in the living area. Starter pack of firewood included – with more available to purchase.

Failure to comply with these terms and conditions:

  • If Guests fail to comply with these terms and conditions they will surrender the property (Almond Hill House), remove their belongings and leave the property tidy and free of damage. No refund of any portion of the monies paid shall be made.

Liability:

  • The property is privately-owned and the Owners are not responsible for any accidents, injuries or illness that occurs while on the property or whilst using its facilities. The Owners are not responsible for the loss of personal belongings or valuables of Guests.

Cancellation by the Owners:

  • If the Owners need to cancel the booking prior to Guests’ arrival – for example, a catastrophic failure of the property (eg, flooding) or events outside their control that would preclude the Guests’ normal enjoyment of the property – the Owners will refund any payments received from the Guests. This will constitute full settlement. The Owners accept no responsibility for other costs – for example, flights. The Owners will endeavour to help Guests find alternative accommodation, but finding this accommodation cannot be guaranteed.
  • If the Owners need to cancel or curtail the booking after Guests’ arrival – for example, a catastrophic failure of the property (eg, flooding) – the Owners will refund costs paid by the Guest equal to the remaining nights of the booking. This will constitute full settlement. The Owners accept no responsibility for other costs – for example, flights or travel to alternative accommodation. The Owners will endeavour to help Guests find alternative accommodation, but finding this accommodation cannot be guaranteed.

Disputes:

  • By agreeing to these terms and conditions, you agree that the Courts of Spain will deal with any disputes, which may arise between you and us, and that the law of Spain will be the applicable law.
